Cheap Homes for Sale at El Paso Sheriff Foreclosure Sales

Cheap El Paso homes can be purchased at the El Paso Sheriff foreclosure sales held on the first Tuesday of each month at 10:00 a.m. at the El Paso County Courthouse located at 500 E. San Antonio Street, El Paso, TX 79901. The notices of all foreclosure home sales are published in the El Paso Times or El Paso Inc. and also can be accessed from the El Paso County Sheriff’s website. Bidders should read the rules carefully before bidding and contact the Sheriff’s Department for further information.

When a property owner fails to pay their property taxes, the County also auctions the property at a tax deed sale. A list of tax deed sales are posted on the 15th of each month at the Sheriff’s website and can be viewed by persons interested in bidding. Properties are purchased for the sum of  back taxes, interest and any fees and costs. Inventors can purchase properties at tax deed sales cheaply for pennies on the dollar.

  • All bidders must investigate the condition of the property and search for any liens by checking with the El Paso County Clerk’s land deed record’s office located at 500 E. San Antonio St., El Paso, TX.
  • Any court cases affecting the property are noted on the notice of the sale which is published in a newspaper of general circulation in the County prior to the sale
  • Purchasers will receive a Sheriff's Deed, without warranty, and all properties are sold as is
  • Properties are subject to a statutory right of redemption. This means the owner may redeem the property from the purchaser during the redemption period pursuant to Section 34.21 of the Texas Property Tax Code. There is a two year right of redemption for homestead property and property appraised as      agricultural land. There is a 180 day right of redemption for all other property.
  • The Sheriff’s office is not responsible for conducting trustee foreclosure sales. Those sales are conducted by the trustee or attorney for the lenders foreclosing upon the properties.

Persons bidding at the Sheriff foreclosure auction sale must pay for the property at the end of the auction no later than 2 p.m. either by cashier’s check or money. A bill of sale will be sent to the new buyer 30 days after the purchase by the Sheriff’s office. The original bill of sale must be filed by the new purchaser with the El Paso County Clerk’s office at 500 E. San Antonio, El, Paso County Courthouse. It is recommended that you conduct all your due diligence prior to bidding so that you are aware of the property’s condition and whether there are any liens on the property. The new buyer is responsible for paying off all liens. It is a good idea to check recent sold prices so you know how much properties are worth, and then you can set a budget for each property you want to bid on.

To give you an idea of what homes are selling for in the El Paso area, Trulia.com recently reported that the average price per square ft. for an El Paso home was $68, with a median sales price reported during the period June 12, 2012 to August 12, 2012 at $110,050 based upon 52 home sales. The median home sales price reflects an increase of 27.2% from the same period a year ago.  However, the total number of home sales decreased by 14.8%. Currently, there are approximately 3,946 homes for sale in the El Paso area, with 776 homes in the pre-foreclosure, auction or bank owned stages. The average list price for a home in El Paso is $190,621.
